             whilst the balance, about 42, will be ‘affordable’. We have asked that 70%
             of  the  affordable  homes,  ie  30,  be  available  for  rent  through  housing
             associations,  with  a  further  4  available  as  shared  ownership*,  4  as
             discounted market sales houses*, and 4 available for first time buyers. We
             have  asked  that  a  range  of  sizes  should  be  built  to  suit  families  with
             children, new starters, and older people wishing to downsize. To help cope
             with  traffic  congestion  we  have  asked  that  all  homes  have  at  least  2
             parking spaces.
                                                      A question that often comes
                                                      up is when these houses are
                                                      likely to be built. The answer,
                                                      I’m  afraid,  is  that  we  don’t
                                                      know.  Firstly,  we  need  to
                                                      obtain  a  majority  in  favour
                                                      of   the   plan   in   the
                                                      referendum  in  May,  then
                                                      d e v e l o p e r s    a n d / o r
                                                      landowners  will  need  to
                                                      apply  for  Planning  Consent
                                                      before  any  work  can  start.
                                                      The  plan  will  be  valid  till
                                                      2034,  but  we  think  that
                                                      development will start much
                                                      more quickly than that.
       Next month, we'll provide more information on what we are doing to mitigate the
       environmental  impact  of  the  new  housing,  and  in  due  course  more  about  our
       open spaces, and then something about employment.

       remainder from a Registered Social Landlord (RSL);

       *Discounted  market  sales  homes  must  be  purchased  and  re-sold  at  a  set
       proportion  of  open  market  value  and  will,  in  the  first  instance,  be  available  to
       local people.
